Step 1: Property Onboarding

Service Contract

Setup your terms with GoSpaze. Post the signing of Service Contract, our team will get started with onboarding your property.

Property Onboarding

Our team will visit your property to capture requisite details. This detailed report is then used for extensive marketing and listing for prospective tenants.

Step 2: Tenant Search

Property Visit

We conduct the visits for qualified leads who are interested in your property. In the meantime, we keep you updated about these potential lead profiles and rent negotiations.

Tenant Finalisation

We share offers from prospective tenants based on your pre-defined criteria. We help you negotiate and finalise the terms with the tenant.

Background Verification

Once you finalise a tenant, we do an extensive background check of the tenant to prevent any future risks to your property.

Step 3: Tenant Move-in

Documentation

We complete all the required Leave and License Agreement. As we have the experience of handling more than 1000 transactions we’re aware of the specific situations where ambiguity can lead to issues and we ensure that any such ambiguity is removed. Our agreement templates have been vetted by the best of legal experts to ensure that it is fair on all parties.

Property Handover

We create a move-in checklist capturing all details of the property at the time of handover. This is used as reference at the time of moveout to avoid discrepancies.

Step 4: Property Management

Periodic Inspection

We complete all the required Leave and License Agreement. Rent collection is a major monthly challenge which every house-owner faces. Based on your preference for rent collection method, our team provides the relevant assistance for the same.

Maintenance and Other issues

Throughout the rental lifecycle, an array of tenant issues and property maintenance come up and these are captured by tenants raising issues on our app. Our property managers find the best solutions and address these issues.

Exit Inspection

When the tenant is moving out, we conduct an exit inspection and prepare a move out checklist vis-a-vis move-in checklist. This helps in identifying damages to the property by tenant usage and therefore, avoid expenses incurred in repairs.

Rest assured that you are in the best hands when you choose us to maintain your property. In fact, we are so confident about what we offer to you that you do not have to pay if we don’t manage to lease the property.

The engagement is for a period of 3 years which would be renewed annually. Our engagement fee is based on the monthly rent for the apartment, we charge one month’s rent for a period of 12 months which would be paid only after we finalize a tenant for your apartment. Variable fees would only include, any material costs, fixture replacements, painting, etc.
